1 ~  Copy of Declaration, by-laws are the seller’s responsibility to provide.  If you need a copy and/or the seller is unable to provide one, there is a printing cost of $100.  

* 2~  As of the above listed date;  there are no liens against this unit.  The regular monthly assessments for Unit XXXX ($xxx.xx/mo) and parking space P.XXX ($xx.xx/mo) are paid in full through [DATE].  There is also a special assessment due to the Association by the Unit Owner.  This special assessment for unit XXXX in total is $xxx.xx (billed in 9 monthly installments; January – September 2009 at $xx.xx/month).  The special assessment amount for parking space P.XXX is $xx.xx (billed in 9 monthly installments; January – September 2009 at $x.xx/month).  All special assessment totals will be due in total by September 30, 2009.

6~  There are no pending or current suits or judgments in which the unit owner’s association is a party. 

7~  Please call Premier Insurance for a copy of the current building Insurance coverage summary page:  630-595-5300. 

8~  Each unit in the building is not inspected individually, however at this time there are no known improvements or alterations that have been made to the above referenced unit or limited common elements assigned thereto.  Any such improvements by the prior owner are in good faith believed to be in compliance with the condominium instruments.
